Ada County Market Pulse Week of August 10 · from Brooke Belanger's team
This week's lean
The week leaned toward sellers. More buyers committed, and they paid closer to asking. Hesitation had a cost this week.

The full board · vs last week
Signed = went under contract. Days = median time on market for listings, or median time to contract for signed. Exact figures in the story below.
Are you a buyer waiting for prices to drop, or a seller wondering if now is your moment? This week gives you a little of both to think about. Resale prices barely moved. New construction prices slipped a bit. Under-contract homes are showing stronger numbers than what is sitting on the market. Let me walk you through what that actually means for you. Existing homes Resale homes are the heart of this market, and they are holding steady. The typical asking price for a home on the market is $623,660, up just $530 from last week. That is basically flat. There are 918 resale homes for sale right now, 12 fewer than last week, so your choices narrowed slightly but not by much. Here is the part that matters for pace. Homes currently for sale have been sitting for a median of 31 days. But the homes that just went under contract took only 15 days to get there. That gap tells me buyers know what they want and move fast when the price and condition are right. Homes that linger are usually priced ahead of the market. Pending resale prices came in at $579,757, up $5,057 from last week, with 638 homes under contract, nine more than last week. If you are a seller, this is your signal: buyers are still active, but they are shopping for value. Price it sharp and it moves. New construction Brand new homes are a different story. The median asking price for a new build is $643,972, down $9,018 this week. There are 387 new homes for sale, 11 more than last week, so builders added a little inventory. These homes are sitting for a median of 63 days before selling, roughly twice as long as resale homes on the market. But look at the pending side. New homes going under contract carry a median price of $667,086, up a strong $18,427 from last week. Only 150 are under contract, nine fewer than last week, and those took a median of 58 days to go under contract. So builders are holding firm on the homes that actually sell, even if it takes more patience to get there. If you want a brand new home, there is a bit more to choose from and less pressure to rush. The bigger picture The 30-year fixed mortgage averaged 6.67% as of August 13, per Freddie Mac. That is essentially flat, and it is still the biggest thing shaping what buyers can afford. Rates near this level keep monthly payments high, which is why both new and resale prices are moving in small steps rather than big jumps. Here is my take. Sellers holding low pandemic-era rates still have little reason to list, so inventory stays tight. Builders are working around this by offering rate buydowns on new homes, which is one reason new construction keeps moving. The one bright spot is that inflation eased in July. If that trend continues into fall, it could eventually give buyers a bit more breathing room. None of this is cause for panic in either direction. The market is moving, just carefully. If you are buying, get clear on your must-haves and line up a lender who can lock your rate quickly. If you are selling, sharp pricing and a well-prepared home still win. And if you just want to know whether today's numbers fit your plans, that is exactly the conversation I am here for.
