The week leaned toward buyers.

Asking prices held while signed prices slipped. That is buyers doing the negotiating and sellers doing the listening.

Signed = went under contract. Days = median time on market for listings, or median time to contract for signed. Exact figures in the story below.

Prices eased across the board this week, and if you have been waiting for a little breathing room, this is the kind of week that gives it to you.

Nothing dramatic happened. But almost every price number ticked down, and inventory held steady or grew. For buyers, that is good news. For sellers, it is a reminder that pricing to the market matters more than ever.

Existing homes

Resale homes for sale carry a typical asking price of $619,959, down $7,290 from last week. There are 906 of them on the market, six more than last week, so your options held steady. These homes have been sitting for a median of 34 days, two days longer than last week.

Now the homes that actually went under contract. Their median price is $564,800, down just $540 from last week, with 519 homes pending, 22 fewer than last week. Those homes took a median of 14 days to go under contract, one day slower than last week. So asking prices came down while agreed prices barely moved, and buyers there are still acting fast. If you are selling a resale home, that 14-day pace tells you a well-priced home still finds a buyer quickly.

New construction

Brand new homes tell a slightly different story. The median asking price for a new build is $607,908, down $5,137 this week. There are 464 new homes for sale, 15 more than last week, so builders kept adding options. Those homes have been sitting for a median of 61 days, six days faster than last week. That is still nearly twice as long as resale homes sit, so if a new build is your goal, there is plenty to compare and no reason to rush.

On the pending side, new homes going under contract carry a median price of $583,168, down $7,378 from last week. There are 124 under contract, one fewer than last week, and those took a median of 61 days to go under contract, six days slower than last week. Here is my take. Builders have inventory to move and tools like rate buydowns and incentives to help buyers afford it. If a brand new home appeals to you, ask what a builder will do on price and financing. There is often real room to work.

The bigger picture

The 30-year fixed mortgage averaged 7.03% as of September 24, per Freddie Mac. That is the single biggest force on buyer budgets right now, and it is why prices keep easing in small steps rather than jumping around.

When rates sit above 7%, two things happen. Homeowners with low locked-in rates tend to stay put, which keeps inventory tighter than it would otherwise be. And buyers who are still shopping get a bit more negotiating room, because homes take longer to move. That is the balance Ada County is walking right now.

None of this calls for panic in either direction. If you are buying, get clear on your must-haves and line up a lender who can move quickly, and ask about builder incentives if a new home is on your list. If you are selling, price to the market and prepare your home well. And if you just want to know how these numbers fit your own plans, that is exactly the conversation I am here for. If you're buying

The space between asking and signing is your opening. Target the listings that have been sitting, they are the ones ready to talk.

If you're selling

Buyers are still committing fast when the price is honest, 14 days on average. Overpricing now means chasing the market down later.
